Recent Transformations
Broken Torsion Spring in Floral Park
The homeowner called at 6:47 a.m. because their door wouldn’t budge and they couldn’t get their car out for work. We found a snapped 225-pound torsion spring on a 16-foot Clopay steel door, probably original to the 1987 build. The spring had corroded from Santa Ana’s dry heat cycling against the morning marine layer moisture. We swapped in a new oil-tempered spring, swapped the cables while we were in there since they were frayed, and balanced the door properly. It moved smooth and quiet, and we were gone before their second cup of coffee.
Rotten Bottom Panel in Washington Square
This Amarr door had taken years of sprinkler overspray along the bottom edge, and the lower panel had delaminated so badly you could push a finger through it. In Washington Square, that kind of damage invites pests and lets garage heat leak straight out. We sourced a matching Amarr panel, color-matched the white finish to the existing sections, and sealed the bottom with a new vinyl weatherstrip. The door looked uniform again, and the homeowner said their garage stayed noticeably cooler that summer.
Failed Genie Opener in Riverview West
The screw-drive Genie had stripped its carriage after 18 years of service, and the homeowner was propping the door with a broom handle. Riverview West garages tend to run hot in August, and that thermal cycling wears out screw-drive rails faster than belt or chain systems. We installed a new LiftMaster belt-drive opener with battery backup and MyQ connectivity, reinforced the header bracket into the stud, and programmed two remotes plus the wall control. Now they open it from their phone and don’t worry about power outages.
Off-Track Door in Delhi
A teenager had backed into the door at low speed, but it was enough to pop two rollers out of the vertical track and bend the horizontal track section. The door was hanging by three rollers and looked ready to come down. We secured the door with locking pliers, replaced the bent 14-gauge track with a heavier 12-gauge section, installed new nylon rollers, and tested the safety reverse three ways. In Delhi, where a lot of families run their garage as the main entry, you can’t leave a door unstable overnight. We didn’t.
Full Door Replacement in Mabury Park
The original one-piece tilt-up door weighed a ton, had no insulation, and the homeowner was tired of clearing space in the driveway every time they left. We measured the opening, helped them pick a 2-inch thick Clopay Gallery steel door with Intellicore insulation in a short-panel walnut finish, and handled the permit with Santa Ana Building & Safety since the conversion changed the door type. The new sectional door gives them an extra four feet of driveway clearance, cuts the garage temperature swing, and the quiet belt-drive opener we paired it with doesn’t wake the neighbors on early shifts.
Worn Weatherstripping in Historic French Park
French Park has some of Santa Ana’s oldest homes, and this 1926 Craftsman had its original wood carriage door, still functional but leaking dust and spiderwebs through every gap. The owner wanted to keep the door, not replace it. We hand-fitted a new vinyl bulb seal to the bottom, replaced the cracked side and top seals with brush-style weatherstrip that wouldn’t bind the wood, and adjusted the strike so the door seated square. It still looks period-correct, but now the garage doesn’t smell like the alley every time the Santa Ana winds kick up.
